The Municipality of Matosinhos and MatosinhosHabit have just seen published in Diário da República, the legal constitution of the delimitation of the new urban area of the municipality of Matosinhos, which is located in the former parish of Custóias, allowing the municipality several tax incentive benefits.

“Urban Rehabilitation has always been one of the priorities of the Municipality of Matosinhos, in terms of the requalification of buildings and public spaces, the modernization of the city and, in a broader sense, its sustainability”, says Manuela Álvares, non-executive director of MatosinhosHabit. “Continuing to be valued at the local level as an engine of the economy, with strong potential for social inclusion and civic participation, promoting the improvement of the quality of life of the resident population and acting as a factor of strong attractiveness”, she explains.

Appearing as an important instrument of territorial management for the revitalization of the area and potential engine of economy, the ARU's (Areas of Urban Rehabilitation) promote the improvement of the quality of life of the inhabitants, also acting as a factor of attractiveness and form of access to support and incentives, specific to properties and/or fractions located in the areas in question.

The new ARUs comply with several previously established criteria, namely to match the urban perimeter of the Municipal Master Plan with the outer limit of the ARU, to exclude land free for construction, available for urban expansion, located on the outer limit of the ARU, to fill in the new buildings with the urban fronts without construction and land free of buildings, and exclude urban areas available to be consolidated and areas classified as rustic land.
